You’ve made the decision to move to a new office and need to find the right premises to ensure that this is of maximum benefit. Here’s five factors to bear in mind when shortlisting premises:
1. Meeting Rooms
A common mistake when looking for new office premises is to overlook or underestimate the number of meeting rooms you’ll need. Bear in mind that as the company grows, there will presumably be a greater demand for these facilities. It’s always useful to have meeting rooms of a range of sizes. Not every meeting requires a full blown board room.
2. Break out areas
Depending on the industry you operate in and the nature of the company, it may be worth factoring in space for some kind of ‘break out area’. Not a formal meeting room but somewhere employees can spend their breaks or have brainstorming sessions. An informal place to spend time away from the desk can be really valuable particularly in creative industries or for those in creative roles.
Whatever reason you’re moving for, try to think ahead as much as you can. How long will these new premises meet your needs? What do you see on the horizon that may, for example, enable considerable growth? You may need more desk space for employees, more space for freelancers, if they need to call into the office or even room to run training courses and conferences etc.
Overlook the parking requirements of your employees and customers at your peril! Having to search for public parking spaces/ paying to park can cause serious discontent amongst the workforce and your visitors. Ensure that there is either parking included or there are alternative arrangements put into place for employees to leave their vehicles in a safe and convenient place.
5. Ask Around
Speak to the neighbours, no matter whether it’s a shared office space, a shared building or the offices are self-contained buildings; acquire a sense of the building, the facilities and the neighbourhood from the people that know.
